Sherlock Holmes could very well have become an income-property appraiser.
Valbridge professionals act as detectives with every market and feasibility study they perform. Most often the mystery is to deduce the highest and best use of a property; in other words, the use that would produce the highest net return on investment.
Valbridge's Daniel Kann, MAI, a multifamily valuation expert, undertook such an exercise when he performed a market and feasibility study for the owner of a 14-acre suburban site. His analysis began by determining what was physically possible for the site, what uses were permitted under zoning laws and deed restrictions, and what was economically feasible.
Then his examination got really interesting.

The U.S. Postal Service (USPS), which maintains an inventory of 32,150 facilities with more than 290 million square feet of owned and leased space, has awarded Valbridge Property Advisors a national contract to provide appraisal and due diligence services.
Valbridge was awarded a contract to perform commercial property valuations and market rents analysis for the Postal Service in support of its leasing, acquisition and disposition activities, including analyzing lease versus purchase options for buildings in the USPS portfolio.
Valbridge was awarded the USPS contract based on a combination of best overall value, past performance, geographic capability, technical approach and program management.

Facilities that are more energy efficient have the potential to produce lower operating costs, with more savings or net income at the end of the day. Valbridge can analyze the financial impacts of building energy performance across different property types.
The Appraisal Institute and the Institute for Market Transformation prepared a report, “Recognition of Energy Costs and Energy Performance in Real Property Valuation.”
The report provides insight on how appraisers can evaluate building characteristics, including improvement costs and income and expenses, in addition to property comps and market information, to value so-called green features and green buildings.

Valbridge Property Advisors | Robinson Company’s Greenville, S.C. office cycling team participated in the Wheels for Meals charity event on April 25. Partnered with KDS Commercial Properties, a brokerage firm, the team rode to benefit Meals on Wheels Greenville, which delivers 400,000+ meals each year to needy upstate residents.
The total raised by the event was $133,155, enough to provide more than 30,000 meals. The Valbridge/KDS team was the #1 fundraiser for the second year in a row with nearly $15,000 raised, including by Valbridge's Mark Ratchford, MAI, SRA, who raised $1,455.

Healthcare Property Advisors has plans to acquire medical office buildings across the U.S., starting with a $130-million campus in Orange County, Calif.
