Lee Road Storage Associates is underway with the development of a 0.74-acre commercial parcel on the north side of Lee Road, just west of its intersection with US Highway 17-92. This location is adjacent to the 73-acre Ravaudage development which includes Miller’s Ale House, assorted retail, apartments and hotels. This new facility will be immediately west of the recently announced Pig Floyd’s going into the former Bubbalou’s BBQ location on Lee Road.
The proposed improvements will consist of roughly 20,690 sf of climate-controlled storage and 4,800 sf of retail space divisible into as many as five suites with one common restroom and rear service hallway. The retail will directly front Lee Road, but surface parking will be located underneath the north side of the building as opposed to directly in front of the retail suites. Specifically, on-site there will be a total of 22 surface parking spaces, of which, 16 will be reserved for the retail tenants (3.33 spaces per 1,000 sf). There will also be a limited number of public parking spaces along adjoining roadways.
Also of note, 0.74-acre site was acquired in June 2022 for $4,225,000 or $130 psf of land area. The parcel was mostly vacant at sale and zoned Planned Development. It is believed the parcel was under contract for some time while entitlements were arranged.
