Big box retail store formats and associated site development plans are changing. In the latest example, the Target at Colonial & Maguire has just wrapped up construction of one of the more than 2,000 “Drive Up” facilities that the retailer has planned for stores around the country. These facilities are intended to expedite online order pick-up by allowing the customer to wait in their car, in a secure, well lit, designated waiting area/space. As an added benefit to customers, Target has recently begun to allow returns from the drive-up facility as well.
This particular drive-up facility includes 12 covered parking spaces that are each clearly market with a space number. The rising importance of customer convenience in their shopping experience is demonstrated by this trend. The Target store at this location comprises 112,000 sf situated on 7.91 acres. According to public record, the site included only 331 parking spaces or 2.95:1,000 spaces per sf, before the drive-up facility was added. And while the new facility includes 12 spaces, it certainly reduced the parking ratio at the property below the already limited 2.95:1,000 ratio prior to its construction. The willingness of Target to add these facilities at stores where parking is already at a premium underscore the importance Target places on customer convenience.
