Has your commercial property value declined due to weak tenant demand, rising interest rates and cap rates?  Additionally, if vacancy in your property has increased, this should be reflected in your assessed value.  If so, contact Valbridge Property Advisors for a free consultation.

In Santa Clara and Alameda Counties, assessment appeals may be filed between July 2nd through September 15th.  Surrounding Bay Area counties have similar filing windows. For your property taxes that are due in December 2023 and April 2024, the valuation date for assessed values was January 1, 2023 (the “lien date”).  An informal appeal can be filed at any time, which is a good strategy for determining whether or not a formal appeal will be needed.  Valbridge Property Advisors acts as your agent and can handle filing the appeal on your behalf.

Our appeals specialists work as unbiased third parties on an hourly basis rather than on contingency.  As members of the Appraisal Institute and as licensed appraisers, our opinions are respected by the Assessor’s office as well as the Appeals Board.  We won’t take a 30% bite out of your savings, like most tax appeal agents do!

Gene Williams, MAI, CCIM, the leader of our tax appeal group has over 30 years of experience, has represented numerous property owners with successful outcomes on properties across all of Northern California and is qualified as an expert witness, as well.

Contact Gene to discuss your commercial property tax assessment appeal and get started with the process of tax appeal today.
