Valbridge Property Advisors | Connecticut, formerly known as Italia & Lemp, Inc was formed in 1993 with the purpose of offering knowledgeable, timely consulting services and professional real estate property appraisals.
The office has a dynamic team of 10 real estate professionals with a top reputation for accuracy, commitment to excellence, and timely delivery of work products. The office offers commercial real estate appraisal/consulting services throughout the states of Connecticut, Putnam and Westchester County New York, Western Massachusetts, and Rhode Island.
The office is led by Senior Managing Director, Patrick Lemp, MAI, and features three additional MAI’s including Josephine Aberle, MAI, Managing Director, Patrick Craffey, MAI, and Kathy Chapman-Bakal, MAI.
We provide valuation services for the full complement of commercial property types (office, industrial, retail, and apartments). With a diverse and experienced staff, we are however able to focus on key property types and we have developed a deep knowledge and understanding. These include affordable housing, self-storage, hotels, automotive uses (gas station/c-stores, lube centers, auto-dealerships), and schools.

Meet the team:
Patrick A. Lemp, MAI Senior Managing Director
Pat is a senior managing director with Valbridge Property Advisors | Connecticut. He received his BS degree in Business Administration from Marquette University in 1984. He started his career in commercial real estate brokerage with what is now CBRE. He moved into commercial real estate appraisal in 1990 and started his firm in 1993. Pat holds the MAI designation and is licensed in Connecticut, New York, Massachusetts, and Rhode Island. He has a strong specialty in industrial and self-storage properties. In addition, he has owned and is developing several self-storage properties throughout the region. He currently lives in Watch Hill, RI with his wife and has two children and two grandsons.
Josephine C.A. Aberle, MAI Managing Director
Miss Aberle specializes in appraisals for United States Housing and Urban Development (HUD) insured mortgage programs for market rate and affordable multifamily housing projects to include new developments and existing properties. In addition, Miss Aberle has completed a number of appraisals involving funding from the Low-Income Housing Tax Credit Program (LIHTC). She has testified as an expert witness in the State of Connecticut court system. Miss Aberle is a member of the Connecticut Chapter of CREW and is currently serving on the Board of Directors.
Miss Aberle is a former member of the Connecticut National Guard and served in the headquarters platoon of the 141st Medical Ambulance Company in New Britain, Connecticut. She successfully completed three years of active duty as a communications specialist and was awarded the Army Achievement Medal in June 1997.
Other interests Miss Aberle has pursued over the years include scuba diving (including shipwrecks) in the Caribbean and Atlantic Oceans, extensive LEGO construction (over 6,000 pieces), and playing piano.
