The Valbridge Property Advisors | Wisconsin office offers an experienced team of real estate professionals providing real estate valuation and consulting services throughout the state of Wisconsin. The firm has been in business for almost 25 years, established in 1998 by Steve Vitale as Vitale Realty Advisors. In 2013, the office was one of the original firms that helped launch Valbridge Property Advisors. Our team is experienced in a wide variety of complex appraisal assignments of special purpose and investment property types including hotels, golf courses, mixed-use land developments, conservation easements, office, retail, industrial, senior housing / assisted living, and multi-family properties. Valbridge Property Advisors | Wisconsin is frequently called to handle the “tough” ones. Recent unique assignments include multiple athletic stadiums, golf courses with bowling alleys, a large portfolio of apartment and commercial properties, ski hills, funeral homes, an airplane FBO/hangar, and vacant anchor mall department stores.
Besides serving commercial lenders underwriting commercial loans, the firm is active in providing appraisals for condemnation, property tax appraisals, estate planning/tax, litigation resolution, conservation easements, and others. Clients served include, financial institutions, banks, insurance companies, corporations, the State of Wisconsin, USDA, other government agencies, developers, law firms, and individuals. The office emphasizes locally sourced expertise from primary market research and is led by MAIs Steve Vitale and Matt Gehrke, both of whom have experience providing expert witness testimony.

S. Steven Vitale, MAI, SGA, Senior Managing Director
S. Steven Vitale, MAI, SGA is Senior Managing Director of Valbridge Property Advisors | Wisconsin and is a past president of the Wisconsin Chapter of the Appraisal Institute. Steve received a Bachelor of Business Administration in 1988 with majors in finance and real estate from the University of Wisconsin - Milwaukee. Following a period working as a commercial real estate broker, Steve earned a Master of Science degree in Real Estate Appraisal and Investment Analysis from the University of Wisconsin - Madison in 1991. He holds a Certified General Appraisal License in Wisconsin, Illinois, Michigan, and Minnesota. Besides receiving the MAI designation from the Appraisal Institute in 1995, Steve also holds the SGA designation by the Society of Golf Appraisers, recognized as the nation’s leading non-profit organization for golf valuation. Since 2005, Steve has helped organize and speak at the Condemnation Appraisal Symposium, an annual event that has become the go-to event of the year for those real estate and legal professionals in Wisconsin engaged in eminent domain matters. This high-level program provides the latest information and forum for open debate on condemnation case law, appraisal techniques, and other timely topics presented by attorneys, appraisers, educators, and government officials while offering valuable networking opportunities with those practitioners active in this specialty area.
Matthew G. Gehrke, MAI, Director
Matthew G. Gehrke, MAI is a Director with Valbridge Property Advisors | Wisconsin for the past two years, while having over 22 years of commercial real estate appraising experience. His practice includes most property types while specializing in vacant land as well as properties involved in assessment appeals. Matt holds the MAI designation and is certified in Wisconsin and Michigan. He currently serves his community as a member of a municipal assessment Board of Review and Tax Incremental District (TID) Review Board, which follows his eight years of elected service at the local level.
