Valbridge Property Advisors | Orange County completed a restricted appraisal of the Broadcom Corporate Campus, a premier Class A office property, located at 15101 and 15191 Alton Parkway in Irvine, California.

The asset consists of two four- and five-story creative office buildings totaling approximately 660,893 rentable square feet on 7.92 acres within the highly regarded Irvine Spectrum submarket. Constructed in 2018, the buildings are part of a larger four-building campus and are fully leased to Broadcom, a global AI technology leader.

The scope of work was to determine whether there had been any deterioration in market value since a prior appraisal. The assignment included a review of regional and local office market conditions, Irvine Spectrum submarket trends, economic factors, market rent, capitalization and discount rate movement, and tenant credit strength, without performing a new independent valuation.

This engagement reflects Valbridge’s experience in large-scale corporate campus valuations and loan monitoring assignments within competitive coastal office markets.
