Maryland Parkway Bus Rapid Transit
Valbridge Property Advisors | Las Vegas is proud to have played a key role in the Maryland Parkway Bus Rapid Transit (BRT) project, a transformative $378 million initiative designed to enhance mobility and revitalize a vital corridor in Las Vegas. Spanning 13 miles, the project links major activity centers such as Harry Reid International Airport, University of Nevada, Las Vegas, downtown Las Vegas, and the Medical District. The corridor serves 90,000 residents, 85,000 jobs, and accommodates 9,000 transit riders and 35,000 vehicles daily. Our team conducted appraisals for over 100 properties to support essential project elements, including fee acquisitions, permanent easements, and temporary construction easements for wider sidewalks, upgraded transit shelters, and dedicated bus-bike lanes.
Collaboration with the Regional Transportation Commission of Southern Nevada (RTC) and our client, AtkinsRéalis, allowed us to identify potential impacts early in the process. For instance, we worked to preserve the iconic Maryland Parkway and Sahara Avenue (A-Mall sign, now Planet Fitness sign) and mitigated potential disruptions to a fast-food restaurant’s drive-thru by recommending changes to project plans, avoiding costly acquisitions and ensuring business continuity. These efforts highlight our commitment to balancing project goals with community preservation.
Thanks to our experienced team, we completed the appraisals within the project timeline, helping facilitate the construction of 50 new and enhanced transit shelters, improved lighting, landscaped streetscapes, and advanced traffic signals. Once completed in 2025, the Maryland Parkway BRT project will provide quieter, zero-emission buses, reduced transit wait times, and enhanced comfort and safety for pedestrians and cyclists, reshaping the future of transportation and quality of life for the Las Vegas Valley.
